14+ days before check-in: full refund · 7–13 days before check-in: 50% refund · Less than 7 days before check-in: no refund. Refunds go to your original card. The same policy is restated at checkout and on your trip page, where you can cancel anytime.
What time is check-in / check-out?
Check-in 4:00 pm · check-out 10:00 am. Early check-in is an add-on when the calendar allows.

Can I change my dates?
Yes — sign in to My Trips. Most changes are instant; some reservations use a change request our team confirms within a day.
Are pets allowed?

Resort Specific Rules
Property Guidelines
When and how do I check in?
Check-in is at 4 PM, and early check-in isn’t available. Check-in is self-serve with the electronic keypad at the front door, and your access code arrives within 24 hours of arrival.
Can I bring a pet?
Companions are welcome with approval, so please reach out before your stay. Once approved, a pet fee covers up to two pets with no weight limit, and groups with more than two pets pay an additional fee. A pet brought without approval incurs a $200 fine plus a $200 pet fee.
Where do I park?
Parking is free: five or six spaces in front of the building and eight more across the street.
Which residences face the water?
#4, #5, #6 and #7 look out over the Intracoastal Waterway, and the houseboat sits on the water itself. #1 and #2 face the road and #3 faces the courtyard; from each, the dock and waterfront are just steps away.
Is the dock private?
No. The dock is part of an active marina and is shared, so boats, including privately owned vessels, may be moored nearby. It’s still yours to use for fishing or watching the sunset.
Can I swim from the waterfront?
Yes, you can fish or swim from the private beach’s seawall, which has a four-foot drop. Swimming is at your own risk.
Are there pool rules?
Swimming is at your own risk. The owners and management accept no responsibility or liability for accidents, injuries or incidents, and by using the pool you agree to follow its safety rules.
Can I use the beach chairs?
Yes, complimentary beach chairs are provided. Please return them in the same condition at check-out to avoid additional fees.
Who is the houseboat suited for?
The houseboat is for two guests at most, all 21 or older, and isn’t suitable for children or infants. If you’re sensitive to the scent of sea water, it may not be the right fit.
What should I know about staying on the houseboat?
It floats, so it rocks gently, and more noticeably in bad weather or heavy rain; if you’re prone to motion sickness, it may not suit you. Hot water is limited, so showers are simple. The houseboat is securely moored, but staying on the water carries inherent risks, including movement and water hazards. Please take care at all times; reserving confirms you accept these risks.
Is the houseboat easy to board?
A ramp runs from the dock to the houseboat, but stepping on and off can take a longer-than-usual step, and the boat’s motion can make it harder. Please use the handrails with care. If anyone in your group has hip, knee or other mobility concerns, please consider this before you reserve.
Will I see insects?
Possibly. The property sits near the water among natural, tropical vegetation, so Florida insects, including palmetto bugs and other small pests, can appear from time to time. It’s professionally cleaned and treated for pests regularly, and keeping doors closed helps. If you’re very sensitive to insects, this may not be the right fit; reserving confirms you accept these natural conditions.
What’s provided for my stay?
Wi-Fi, TVs, bed linens and bath towels are included, along with starter essentials: soap, shampoo, conditioner, trash bags, toilet paper and a roll of paper towels. Starter essentials aren’t replenished, so plan to pick up more if you need them.
Is there cable TV?
No. The TVs are Roku smart TVs without cable or live TV. Sign in with your own Roku and streaming accounts, since logins aren’t provided, and sign out of everything before you check out.
Is there a grill?
Yes, a shared charcoal grill is available. Please bring your own charcoal.
Is there a security deposit or rental agreement?
A security deposit may be required before arrival or at check-in. It’s processed as a credit card transaction and refunded after check-out, provided no issues arise. You’ll also sign a rental agreement once your reservation is confirmed.
Who is responsible for our group?
The primary guest shares the house rules with everyone in the group and is responsible for every guest’s actions and any charges, including damage or extra cleaning needed after the stay.
Will I need to show ID?
You may be asked for a government-issued ID on check-in day or during your stay.
Can we have visitors or host an event?
Only registered guests may be in your stay or on the property unless we’ve given permission. Parties and events aren’t permitted, and illegal activity is prohibited.
Are there noise rules?
Please keep noise down and be respectful of the neighbors; loud music and excessive noise aren’t permitted. A Minut noise-monitoring device is installed, and tampering with or removing it results in a $200 fee and immediate removal from the property.
Is smoking allowed?
No smoking of any kind, tobacco or cannabis, is allowed inside, and recreational drugs are prohibited anywhere on the premises. Either carries a $500 penalty.
Are there any other house rules?
Please leave the furniture where it is, and don’t set up tents or other structures on the grounds. A $50 charge applies for lost keys.
